Summary

Provide overall management direction for one or two projects. Provide leads and help develop business opportunities with new or existing clients. We specialize in large Multi-Family Apartments.

Essential Duties and Responsibilities

  • Carries out all duties and responsibilities in a manner consistent with the company’s mission statement and vision.
  • Evaluates project requirements, plans and develops project schedule and continues to look for ways to improve project schedule, is responsible for evaluating and ensuring Superintendent is keeping project running on schedule.
  • Establishes project objectives, policies, procedures and performance standards within boundaries of corporate policy.
  • Initiates and maintains liaison with clients to facilitate construction activities.
  • Reviews submittals for accuracy. Resolves discrepancies with the appropriate authority ensuring no adverse impacts to the project.
  • Coordinates timely distribution of shop drawings and submittals establishing priority with project superintendent input.
  • Responds to and coordinates field generated questions and / or design clarifications with the appropriate authority.
  • Oversees dissemination of 3 week look-ahead schedules by superintendent to subcontractors on a weekly basis.
  • Reviews architect’s directives and disseminates information to appropriate subcontractors and suppliers.
  • Responsible for preparation of change order requests and proposals.
  • Directs supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications and coordinating various phases of construction to prevent delays.
  • Manages all financial aspects of the project including Owner contract, Owner payment applications, subcontracts, subcontractor payment applications, purchase orders, labor, materials, material invoices, change order proposals, Owner change orders and budget to insure projects remain and finishes with in the projected budget.
  • Evaluates construction through administrative direction of on-site Superintendent to ensure project is built on schedule; investigate potentially serious situations and implement corrective measures.
  • Prepares or reviews reports on progress, materials used and costs, and adjusts work schedules as indicated by reports.
  • Represents Company in project meetings in a professional business like manor.
  • Conducts construction activities within federal, state and local rules and regulations.
  • Is expected to complete projects while maintains commendable relationships with owner, consultants and subcontractors.
  • Develops relationships with Owners, Architects and consultants as a means of fostering future projects.
  • Performs other duties as assigned by Director of Construction Services and/or Corporate Dictate.

Qualifications

Education/Experience

Four (4) year engineering or construction management degree or equivalent, plus extensive five (5) or more years experience / knowledge of construction, design, finance and management required. Thorough understanding of corporate and industry practices, processes, standards and their impact on project activities.

Language Ability

Ability to read and interpret documents such as plans, specifications, addenda, safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondences. Ability to speak effectively before groups of customers or employees of organization.

Math Ability

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

Supervisory Responsibilities

Directly supervises 1 or more Assistant Project Managers in the field. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include planning, assigning, and directing work.
